Design: What we can do for you.

Working with you the client we can gain your feedback of what your exact requirements are. Also we can provide professional and experienced technical advice with recommendations to what could bring the most out of your property, from as little as alterations in the existing structure to extensions, loft conversions or even splitting the property in to smaller individual dwellings i.e. flats or studios. At this initial stage we can even provide you with a guide of costing and timescales “based on our previous experience” as to your requirements, you can then decide what the best route for you to take is.
This part of our initial service is FREE of charge without obligation.

Within the design as an addition to structural drawings we will cover everything from;

• Acoustic and thermal insulation design and planning, including air born and impact testing certification. This is essential when separating flats or installing barriers between noisy neighbours or within an existing family home. Thermal and insulation planning can assist with the installation of solar panels which are becoming an everyday feature in today’s modern world. This can also add value to your property by reducing the high rating you may get from a HIPS survey.
• Floor layout plans including bathrooms, kitchens and living areas.
• Structural requirements for all proposed works including necessary structural calculations i.e. knocking through walls and creating openings.
• Soil and vent pipe runs for proposed works for new bathrooms and kitchens
• Electrical & heating layouts can include; location of light switches, the optimum amount of spot lights and the best size and location of radiators or under floor heating.

Architectural Services.

• After the design has been agreed and you are happy with the proposal we can then take your project to the next stage. This could be full architectural drawings if a planning proposal is required. These can be submitted for consideration of consent to the local planning office. Alternatively if planning approval is not required (i.e. some internal alterations) we can submit building regulation drawings and the necessary specifications so that you can proceed with your works.
• Electrical plumbing & heating design layout plans.
• Building regulation submissions to include all calculations and specifications.
• Specification of proposed works which is crucial for the tendering process and to make sure that all of the design features are listed so the drawings can be followed intricately.

Our aim is to take the unnecessary stress out of your next building project and to provide “full and complete information” throughout the works. We will install confidence and give you a complete professional service.  A professional approach is crucial to keeping within your budget and to the time scale allocated.

Please note that all of the architectural services we provide including drawings and specifications are the property of the client. This means that you are not obliged to use our project management, or in house building services. However we may offer you a discount or refund the cost of the drawings and specifications if you do decide to continue to use our services from planning through to completion.
